ok, i want to whole sale houses. I dont know much about real estate contracts, how do i prestent an offer to purchase a property when i intend to sell the contract. Do i tell the seller this, and that i have no money. How do i do this with no earnest money. Someone told me it’s not required, however my offer may not be accepted because of this right? how long do you recomend the contract be for.


write your name, and thier assignees on the buyers line
that allows you to assign the contract if the seller accepts that.
EMD is not required but will probably not get accepted without any. 30 days is usual contract, is that enough time for you to sell the contract? sounds like with no money you might not be set up for this yet. if you have investors why not get licensed and work out the deals directly for them. By being the middleman you obviously want ot earn $ off these, but you will probably price it where it is no longer attractive to investors to make that $
