Real Estate Question/ Legal Question?
I bought my house in Texas through Wells Fargo 10 months ago. The house was bought with no disclosures. My realtor said that the reason for no disclosures was because the couple who was selling the house had not been in the house long enough to know if there are any problems with it, I took her word for it. I had the inspector look at the house, he said it looked fine.When we moved in, the neighbors kept coming over and telling us that the house and the entire yard floods every spring. Well the yard is flooded now because of a pond that doesn’t have a drainage system in our backyard. That is something else we found out. Come to find out, the septic system was broken when we moved in. I had a septic installer come out the other day and he told me that because of the flooded yard, he legally cannot install a septic system on our property. I contacted a lawyer and he said it would cost more money than I have to try to sue the sellers and they might not pay if I won the case anyway. Should I walk away,try to get a short sale, or try to get a deed-in-lieu of a mortgage? HELP!!!!
